Even though our location is good if you'd like to walk or bike, it's a short distance to Sunset Junction. With just a few minute's walk, you have a selection of good and cheap restaurants. Our coliving home is in a perfectly safe neighborhood where you can walk by yourself in the evening without any problem. We do have security cameras on-site. All private bedrooms have door codes. Even though we have been lucky that nothing has gone missing, we recommend all our members to keep their valuable belongings in their rooms. For extra precaution, buy a Renters Insurance in case of lost items and accidents. Most people are staying with us for a while. Between 8 to 12 months on average. We welcome people from everywhere, but mostly we have a few locals and people from other states within the US. Yes, there is a community manager. This will vary depending on the unit size. No, we do not. swimming pool, coworking space, and terrace. Yes. The communal areas are cleaned once a week. We do not at this time. No. We provide all cleaning before the next resident comes. You have plenty of flexible workspace options to suit your mood and your requirement for the day. You have access to a kitchen that you can use anytime you want to prepare your food. We ask that you clean up any mess you make during and after food preparation. The bedrooms are cleaned after every move out. Daily maintenance is the responsibility of the resident. No. But you have a kitchen that you can use anytime you want to prepare your food. There are grocery stores nearby for your convenience. The common areas are fully furnished. Bedrooms are furnished with a queen mattress and bedframe, nightstand, lamp, and mirror. We require that you have renters insurance. Otherwise, the usual cost of your food, possessions, transit, etc., is your own. It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property. On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night. Yes. We will provide updated info once you have moved in. Smoking is strictly prohibited in any part of the building. That includes all private and communal rooms, hallways, balconies, etc. If you choose to smoke, please make sure you do so away from the building entrance, and please make sure you dispose of cigarette butts properly. No. By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious: 1. Is the dog a service animal required because of a disability? and 2. What work or task has the dog been trained to perform? We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs and pets whose sole function is only to provide comfort or emotional support do not qualify as service animals under the ADA, and will not be allowed. The remaining security deposit will be mailed to you. We require a minimum of 650+ credit score, however, this is not the only factor consiidered when accepting your application. If you do not meet this guideline, we can still consider your application. We gladly accept co-signers for applicants with limited credit history or income. A $500 admin fee will be assessed for shortening stay and you are rent responsible until someone leases the suite. Extensions are available and will need to be evaluated by our management team. Please contact our management team as this will vary depending on other bookings and schedules. We will process a background check and we will evaluate credit scores, prior rental history, and income must at a minimum be 2.5x the monthly rent. Note that there is an application process. We require a minimum of a 650+ credit score; however, this is not the only factor to take into account when accepting your application. If you do not meet this guideline, we can still consider it. The fee is $59 and non-refundable. The $500 holding deposit is refundable within 72 hours. Our team members are well-versed in the demographic makeup of each coliving unit. They will ask questions to understand your preferences and expectations for suitemates which helps create a suitable living arrangement. You have plenty of flexible workspace options to suit your mood and your requirements for the day. We do allow couples and friends to stay in our bigger rooms, ensuring there’s plenty of space for your needs and comfort. Please note that there is a $300 additional charge per person. We do allow pets in select units! There is a breed restriction and guidelines that must be met. All residents have a bedroom within the home for more privacy. Residents are to share the furnished common areas respectfully.
