Nice bright double bedroom

This is a nice clean bedroom, light and airy with two windows and wooden flooring. It's furnished with one double bed, chest of drawers, clothes rail and a built-in cupboard for extra storage. Adults only and one guest per room. I have spare bedding available and you are free to use all kitchen utensils and laundry facilities whenever you like. Please note room one is on the ground floor and the bathroom is on the first floor You will be sharing the bathroom and Kitchen with myself and another lodger if room two is occupied, so please keep all areas clean and tidy. Well maintained garden at the front/back, nice table and chairs, barbeque grill and decking. I do allow smoking and vape only Strict house rule... No drugs on this property Shops: - The property is about five minutes’ walk to all local shops and amenities, Train: - Castle Bar Park which is an overhead train, takes approximately two minutes Buses: - E11, E5 and E1 roughly five minutes Payments For long stay please pay first month’s rent in advance to reserve the room, this will be paid once you have paid the Homestay fee. For Short stay please paid two weeks rent in advance to reserve the room, this will be paid once you have paid the Homestay fee. Due to Homestay policies you cannot visit to view the room until the fee is paid, then we can do a video call for you to inspect the accommodation or visit before making an advance payment to reserve the room. Please expect to pay the remaining amount for the entire stay once you have arrived and happy with the accommodation, I don’t accept part payments, if you shorten your stay you are not allowed a refund. Single Room (Room 1) with Shared bathroom Capacity: 1 Rates: 198.38 Weekly / 850.00 Monthly House Rules: Weekly inspections are done to ensure there is no damages to the interior i.e. flooring, walls, furniture etcetera. No drugs are allowed, except prescribed medications. I have two rooms, this is room one, room two is allocated to a couple of universities for male or female students I mostly vape in my home but I don't mind lodgers smoking cigarette . Please turn off lights after leaving any room, kitchen and bathroom. Please keep the house secure and lock doors and windows when leaving, Feel free to use the kitchen but please clean up after yourself. No pets are allowed inside. Please do not bring strangers into my home. Please respect my home but feel comfortable and treat it as your own house for the duration of your stay. .
