We have a room available in our home. The room would suit someone looking for a quiet and stable place to live.
The property is located about 1 km from Edens Landing train station and within walking distance to a bus stop, making it convenient for transport. The bathrooms have been recently renovated. You will have your own bathroom, although if we take on another tenant in the future, the bathroom may become shared.
A little about us: we’re a couple who have recently moved from the Gold Coast. One of us works as a nurse and the other works as a land care specialist and digital marketer. We both hold Blue Cards and we are approved homestay hosts.
We have two friendly dogs (mini and toy poodles) who warm up quickly to new people, and an indoor cat that stays inside at all times. There are also chickens in a run in the backyard.
The home sits on a large 700+ sqm block and is in a quiet area near a reserve, so mornings usually come with birdsong rather than traffic. We are friendly and happy to share a meal occasionally, but we also respect privacy.
To keep the home peaceful, tenants are not permitted to have visitors at the property.
We are looking for someone who is financially stable, considerate, and clean. If this sounds like a good fit, feel free to get in touch. We prefer a female housemate.

HOMESTAY HOUSE RULES & AGREEMENT
Our aim is to provide a quiet, respectful, safe, and comfortable home environment for everyone. By staying at our property, guests agree to follow the below house rules.
GENERAL HOUSE EXPECTATIONS
• Guests are expected to behave respectfully towards all occupants of the home and neighbouring properties.
• Consideration for privacy, noise levels, cleanliness, and shared living is essential.
• The home is best suited to quiet students or professionals.
• Illegal activities, excessive drinking, aggressive behaviour, or disruptive conduct will not be tolerated.
QUIET HOURS
• Quiet hours begin at 9:00 pm.
• No loud music, speakerphone calls, shouting, or excessive noise after this time.
• Please use headphones where appropriate, especially at night or early morning.
VISITORS & OVERNIGHT GUESTS
• Visitors are not permitted at the property unless prior approval is given by the hosts.
• Overnight guests and sleepovers are not permitted.
CLEANLINESS & SHARED AREAS
• Guests must keep their bedroom, bathroom, and all shared areas clean and tidy.
• Shared facilities must be cleaned after use, including kitchen benches, stovetops, microwave, bathroom areas, and laundry facilities.
• Please do not leave personal belongings in communal areas.
• Food and belongings should not be left where pets can access them.
KITCHEN & FOOD
• Guests may respectfully use the kitchen for simple meal preparation.
• Guests are expected to provide and label their own groceries unless otherwise agreed.
• Each guest will be allocated fridge/freezer and pantry storage space.
• Please clean all dishes, utensils, and cooking surfaces immediately after use.
PETS
• We have two friendly poodle dogs and one indoor cat.
• Guests must be comfortable living with pets.
• Guests must not feed the pets without permission or interfere with their feeding/training routines.
• Doors and gates must be kept closed to ensure pet safety.
SECURITY & SAFETY
• Guests must lock doors and gates when leaving the property.
• Main gates should remain secured at all times.
• Electrical appliances, lights, fans, heaters, and air conditioning should be turned off when not in use.
• Any damage, maintenance issue, or safety concern must be reported as soon as possible.
SMOKING, DRUGS & ALCOHOL
• Smoking and vaping are not permitted anywhere inside the home.
• Illegal drugs are strictly prohibited.
• Excessive alcohol consumption or intoxicated behaviour is not acceptable.
ROOMS & FURNISHINGS
Rooms may include furnishings such as:
• Bed and mattress with mattress protector
• Pillows
• Bedside table
• Chest of drawers/tallboys
• Built-in wardrobe
Guests are expected to take reasonable care of all furniture and household items.
LINEN & PERSONAL ITEMS
• Guests are generally expected to provide their own towels, bed sheets, and personal toiletries unless otherwise agreed.
PAYMENT & BOOKINGS
• A deposit equivalent to one week’s stay may be required to secure a booking.
• Remaining payment is payable on arrival via bank transfer or other agreed method.
• Guests may be asked to provide photo identification on arrival.
PAYMENT TERMS
• A deposit equivalent to one week’s stay may be required to secure a booking.
• The remaining accommodation fee is payable on arrival unless otherwise agreed.
EARLY DEPARTURE & NOTICE
• Guests are requested to provide at least two weeks’ notice if they wish to end their stay early.
• Accommodation payments already made are non-refundable.
• If insufficient notice is provided, the deposit may be retained to cover the reserved booking period.
CANCELLATION POLICY
• Deposits are refundable if cancellation occurs more than 14 days before arrival.
• Cancellations within 14 days of arrival will result in loss of deposit.
• After check-in, prepaid periods are non-refundable unless otherwise agreed.
