With a population of just over 60,000 and encompasses 9.5 square miles, the City of North Miami is home to one of the most ethnically diverse communities in the state. Nestled between Miami and Fort Lauderdale, the City has had a rich history in the arts and is home to the renowned Museum of Contemporary Art (MoCA); the now-defunct Greenwich Studios (home of Flipper); and some of the most sought-after recording studios including the Hit Factory and Criterion. Both Florida International University Biscayne Bay Campus, as well as Johnson & Wales University, call North Miami home. The City of North Miami is committed to the growth of its business community, while also focusing on issues such as education, the arts, leisure activities, and sustainability, ensuring a live/work environment. Our community is hosted in a humble 3-bedroom/2-bath bungalow with three independent tiny home/recording studios hidden in the spacious fully-fenced backyard. In the front, we also have a small porch with two hand-built swings where our residents can enjoy coffee or tea in the morning. Inside, our house residents can enjoy the soothing comforts of custom-built TwinXL bunks which hold ample space on the sides individual power strips, a ledge to hold their gadgets, and color-changing RGB-LED lights strips. Our goal is to keep hosting weekly activities for healing, creativity, and growth. We are also bringing in our friends from San Francisco, Austin, and New York to bridge our residents to the latest movers and changers of digital technologies. We aim to create a psychologically safe environment for every member to realign with their highest self. Yes, we encourage and are actively creating programs up to 9-months. That includes all private and communal rooms, hallways, balconies, etc. If you choose to smoke, please make sure you do so away from the building entrance, and please make sure you dispose of cigarette butts properly. Of course. If a room is available and you want to move in, you will have the opportunity to pay the rent difference if exist. We may also charge an additional room cleaning fee. We do not accept pets. By law, we allow service dogs. Our staff is allowed to ask two questions to determine what service the animal provides if it's not obvious: 1. Is the dog a service animal required because of a disability? and 2. What work or task has the dog been trained to perform? We define service animals as dogs that are individually trained to do work or perform tasks for people with disabilities. Examples of such work or tasks include guiding people who are blind, alerting people who are deaf, pulling a wheelchair, alerting and protecting a person who is having a seizure, reminding a person with mental illness to take prescribed medications, calming a person with Post Traumatic Stress Disorder (PTSD) during an anxiety attack, or performing other duties. Service animals are working animals, not pets. The work or task a dog has been trained to provide must be directly related to the person’s disability. Dogs and pets whose sole function is only to provide comfort or emotional support do not qualify as service animals under the ADA, and will not be allowed. Having kids around can be a major distraction for other colivers and you. So, it’s a no. Guests are allowed in the visiting area but NOT in the bedrooms. Strictly no guests overnight. Be aware that we can assume no liability for your guests or their possessions. Overnight guests in common areas past 11 pm will be charged a $50/ea. It’s your home, so feel free to enjoy a drink whenever you wish, so long as you are respectful of your housemates. If you want to party, make sure you do that away from the property. If any guest is habitually abusing alcohol such as being incoherent, finding it hard to balance, or passing out in common areas, then we will reserve the right to disallow alcohol on our premises. On the weekday, quiet hours are from 10 pm to 7 am, and 12 am to 9 am on weekends. As with any shared housing scenario, the golden rule is to be respectful of others in your community and not wake them up or disturb them if they’re trying to have a quiet night. Yes. The communal areas are cleaned once a week. You have access to a kitchen that you can use anytime you want to prepare your food. We ask that you clean up any mess you make during and after food preparation. Kindly label all food items and left-over (with date). Anything over a week old or left unlabeled in the fridge will be thrown-out. You have plenty of flexible workspace options to suit your mood and your requirement for the day. The community manager is responsible for maintaining a good atmosphere in the house and the well-being of the members. For residents staying longer than 3-months, we are allowing mail to be received on the property. The rest are encouraged to rent a box in the nearest post office. The average age of our members is 28 years old. We mainly get people between 21 and 35. With just a few minutes walk, you have a selection of good and cheap restaurants. Our favorite is KING JERK for no-frills authentic Haitian Jerk Chicken and BBQ Ribs. We take your safety very seriously. The last thing we want is to have a reputation for not being a safe place to stay. We screen both our staff and guests, provide 24-hour security and CCTV cameras are usually installed. Plus, you have people in the house practically 24 hours a day. Yes. You will be given a key upon check-in. Please do not lose the key. Lost keys will be charged with an extra cost of $50. Even though we have been lucky that nothing has gone missing, we recommend all our members to keep their valuable belongings in their rooms. For extra precaution, buy Renters Insurance in case of lost items and accidents. The safety and well-being of our members are very important to us. We screen every member beforehand. You may not choose your roommates directly. By staying in our home we try to only onboard new members who fit the current community. No security deposit is needed for the stay. Yes, we have a washer/dryer onsite for your laundry needs. Each room is assigned 2-days in a week to avoid backlog in the laundry room. There is also a coin-wash within a 3-min drive with washing and folding services nearby. No, unfortunately we currently do not have this service. As we have a budget for cleaning every month, additional cleaning may be requested for a fee. Kindly coordinate with Sy for your cleaning request. Everything apart from the private bed-spaces is shared amongst our community. This includes the kitchen, bathrooms, living/workspace, porch, and backyard. There are a total of 12 residents in the house, and 3-4 resident in our tiny houses in the backyard. Including the house manager, there is a total of 16-17 people at our maximum capacity. We have a diverse set of nationalities at any given moment. You'll have to come and meet our residents to experience this wonderful treat. The average stay for our residents it anywhere between four (4) to nine (9) months. Modern-day genders have become more complex. To answer this question, we aim for as close to 50/50 ratio in biological sex regardless of their chosen gender/orientation. Yes, is pretty secure 10-min drive from NoMi Downtown on 125th Street. The nearest airport is MIA / FLL QUIET/SLEEPING HOURS: from 11PM until 7AM, Sunday through Thursday. While we understand that our globally competitive world means that most remote-work are flexi-schedules, we encourage an 8-hour window wherein we encourage minimal volume in all of our common areas both indoor and outdoor so our residents can have ample nights’ rest. With the exception of the weekends, wherein we are willing to extend hours until 1am max. PETS. Furry friends are welcome on a case-by-case basis ($200/monthly). As much as we would love for all our residents to bring their furry-companions to brighten up the energies our home, we must recognize that we must cap the number at 1-per room or 3-animals at a time. TAKE YOUR SHOES OFF AT THE DOOR; reflecting Sy’s Asian Heritage, we humbly ask that our residents and members remove their shoes at the entrance before entering our spaces. This ensures that outside contaminants are left at the door to protect the flow energies that we aim to provide our home. CLAY-GO. Clean-as-you-go actively keeps our home free of grime, dirt, and mess from accumulating in our shared community spaces. This includes all of the shared-spaces within the rooms as only the bed-pods are considered “fully private” to each resident. Wash your pots, panda, dishes, and utensils immediately after-use and dry them appropriately before returning them to their homes in the kitchen cabinets or drawers. PANTRY CLEARING DAY: On the 25tth of every month, our community manager removes old food items from the community fridge and pantry to make sure that no food items from previous residents have been left behind. Unexpired food items shall be donated to the community supplies. COMMUNITY CLEANING DAYS: Each room is assigned two-days a week for clearing, cleaning, and upkeeping our indoor community areas. This includes the front porch, the living room, the kitchen, the bathroom, and the hallways. BEDROOM CLEANLINESS / NO FOOD IN ROOMS. Each resident is responsible for keeping their bed-pods clean as the day they came to our spaces, and free of food debris. Help us prevent roaches or other insects from invading our sleeping quarters by refraining from keeping food items in the bedrooms. Scheduled cleaners will come monthly to sweep, vacuum, and dust surfaces. LAUNDRY SCHEDULE: Each room is assigned two-days a week to use the in-house washer/dryer to prevent a backlog in the laundry room, and ensure fair time-allocation for all rooms to wash/dry their clothes. Residents are required to wash their own bed-linens and towels. ROOM-TRASH DAYS. As part of our commitment to the community, every bunk is responsible for emptying their room’s trash once a month, ensuring that room trash is emptied at least once a week. HOME-PARTIES. Birthday? Art Show? Business Launch? Celebrate any occasion and party like a rockstar, utilize and maximize our community spaces for your events by coordinating the time, date, and number of participants to the community manager at least 1-week before your intended party-date. It’s BYOB. No selling of hard liquor. Hosting-resident is responsible for coordinating/executing the setup and clean-up both the day-of and the day-after the event. A cleaning fee of $100 will be charged if hosting-resident did not satisfy community cleanliness standards after the party. SMOKE-FREE INDOORS / OUTDOOR SMOKING. Due to centralized temperature controls, we maintain a smoke-free indoors to keep our AC-vents/filters clean and breathable. This also keeps the scent of smoke from lingering in doors. There are ample shaded smoking areas in the front porch or the backyard for smokers to enjoy their fix morning or night. WIPE BATHROOM AFTER-USE. Because the bedrooms share the 2-common bathrooms, all personal toiletry items such as shampoo, conditioner, body wash, facial wash, shavers/razors, toothbrushes and toothpaste, etc. should be KEPT INSIDE THE ROOMS. Any items found in the bathroom will be donated to the community supplies. Remember to wipe the sink, bowl, and other surfaces of any contaminants in respect for the next person.
