Airy attic room with posh bathroom

Hello. I live with my little boy in a cute Victorian end of terrace house in a quiet cul de sac near the river in York. The centre is a 0.8km leafy stroll away and the railway station is even nearer. The room has a desk, wardrobe and drawers. It has a large, luxurious bathroom for guests’ sole use one floor down. I now have a second, smaller bedroom on homestay. When this is rented this would mean sharing the bathroom with one other guest. There’s free on street parking and a cute front garden. There’s also a sweet walled back garden with outdoor sofas and a barbecue. Riley and I are really easy going. I’m a screenwriter and cinephile. For many years I taught and lectured in English, and screenwriting. I’m used to welcoming people from all over the world and know all the best places to eat, drink and visit. I’m also a member of a tennis club half a mile away and have spare racquets if you fancy a knockabout? Room(s): 1. Double Room (Airy double room) with Private bathroom This room is a large airy attic room with lots of light. It has a desk, chair, wardrobe and drawers. At the bottom of the stairs is a large and luxurious bathroom. Capacity: 2 Rates: 380.00 Weekly / 1350.00 Monthly 2. Double Room (Sunny, cosy small-double bedroom) with Shared bathroom I live in a quirky Victorian house in a quiet cul de sac within 1km walk of the station and city centre. The large bathroom is just for guest/s. Free on street parking. 4ft bed. Capacity: 2 Rates: 330.00 Weekly / 1200.00 Monthly House Rules: Just normal sensible human interactions. Lol. With experience - I have to add: no fan heaters! No shoes upstairs please. Guests can smoke in the gardens of course. Reasonable amounts of laundry please. Let’s say two loads a week. Seems fair. I like to divide up the amount for the stay (with the deposit subtracted) and get paid weekly in cash from the start of the stay. I have a 14 day cancellation policy. I will retain 14 days money if a guest cancels their stay. This is separate to the deposit.
