Welcome to our family home in Rusholme, minutes from the Curry Mile with excellent transport to universities. We're Charlotte and Adelaide, partners who share our home with our two teenagers and three very small, friendly dogs. We offer a comfortable double bedroom with private wet room and home-cooked meals daily (breakfast + dinner). Ideal for mature students seeking a warm, supportive family environment in Manchester's most multicultural neighbourhood, with international restaurants, shops, and direct bus routes to campus on our doorstep. We are particularly interested to host French students as we are all learning French! Room(s): 1. Double Room (Downstairs Bedroom) with Private bathroom This is a large double room but only available for 1 person. It is on the ground floor, views onto our front garden. Lots of natural light, large desk and chair, wardrobe & relaxing chair. Capacity: 2 Rates: Weekly / 800.00 Monthly House Rules: Meal Times Breakfast (Self-Service) Monday-Sunday: 7:00 AM - 9:30 AM Help yourself to cereal, bread, fruit, tea, coffee, milk Please wash your breakfast dishes Let us know if you need anything restocked Dinner (Provided) Monday-Sunday: 6:30 PM - 7:00 PM Home-cooked evening meal provided We usually eat together, but you're welcome to take dinner to your room if you prefer Please let us know by 4:00 PM if you won't be home for dinner Special dietary requirements: [confirm what you can accommodate] Kitchen Access You're welcome to make tea, coffee, or light snacks between meals Please clean up after yourself Store any personal food items in the designated shelf in the fridge No cooking of full meals (included in your half-board) Your Room Your room is your private space We'll clean your room weekly (usually [day]) Please let us know if you'd prefer to clean it yourself Please keep room reasonably tidy No smoking in bedrooms (or anywhere indoors) Windows can be opened for fresh air Heating is controlled centrally - please let us know if you're too hot/cold Bathroom Your Private Wet Room You have exclusive use of the downstairs wet room - it's yours alone during your stay. Facilities: Walk-in wet room with shower Toilet and sink For your sole use - no sharing Important: After Each Use Please mop the floor after showering (mop and bucket provided in wet room) This takes 30 seconds and prevents water damage Water should be squeegeed/mopped toward the drain We'll show you how on your first day - it's very simple! General Care: Keep your toiletries in the wet room - no need to carry them back and forth We provide hand soap and toilet paper Fresh towels provided weekly (or more often if needed) Please use the extractor fan during/after showers We'll deep clean weekly on [day] Please be considerate of water usage (showers approximately 10-15 minutes) Let us know immediately if the drain is slow or anything isn't working Daily maintenance checklist (very quick!): ? Mop floor after shower (30 seconds) ? Turn on extractor fan ? Wipe down surfaces if needed ? Check nothing is blocking drain In case of emergency: We have another bathroom upstairs you can use temporarily if needed. Laundry One load of laundry per week included Please place dirty laundry in the bag provided by [day] We'll wash, dry, and return clean clothes within 24 hours Delicates/special items: please let us know if they need special care Additional laundry can be arranged if needed Quiet Hours 10:30 PM - 7:00 AM on weekdays 11:30 PM - 8:00 AM on weekends Please keep noise to a minimum during these times Music/TV: please use headphones after quiet hours We're light sleepers, so we appreciate your consideration Guests & Visitors You're welcome to have guests visit during the day (10:00 AM - 9:00 PM) Please let us know in advance if you're having a visitor Overnight guests are not permitted Maximum two visitors at a time Visitors must respect all house rules Our Dogs We have three friendly dogs: William, Wallace, and Winnie. They're friendly and well-behaved. Please don't feed the dogs human food Please keep your bedroom door closed. Let us know if you're uncomfortable around dogs If a dog jumps up, firmly say "down" - they'll listen The dogs have their own areas and routine - we'll explain when you arrive Coming and Going You have your own key - please keep it safe Let us know if you'll be away overnight (for safety) No need to tell us your daily schedule, but helpful to know general patterns Front door locks automatically - please ensure it's properly closed Please be as quiet as possible when coming home after 10:30 PM Heating & Utilities Please turn off lights when leaving rooms Please don't leave phone chargers plugged in overnight (fire safety) Please do not open windows.
