large double room

I require 3 days' notice of any stay. I am a mature professional single woman with a great sense of humour. I live alone apart from my small adorable King Charles Cavalier dog, Valentino. I work from home and have an office at the top of the house. The guest room is a large, sunny space with a double bed, desk, chair, bookcase and very large wardrobe with hanging space and shelves. The room is in a house is situate in a private close and has a front courtyard and back garden. It is very secure. We are right next door to beautiful Victoria Park in Hackney in a gorgeous, buzzy locality. Lots going on and lots to do. Within easy reach of all parts of London and extremely good public transport system The room is for single ADULT occupancy only AND I prefer guests who are out of the house at work or college etc during the day and who are self-sufficient, independent, can take care of themselves and ideally who have a social life or interests they wish to pursue and who are not in their rooms all the time. It is a room let only. I also usually need at least 3 days notice of a guest's arrival, particularly if it is a stay of some length I dont mind guests using the kitchen at pre-agreed times. I am also happy to cook and have dinner with guests once a week or fortnight depending on if we get on socially and on workload and other commitments. I speak French and German as well as English which is my mother tongue. I love music, film and books Room(s): 1. Single Room (Bright room ***female guests only***) with Private bathroom This room is large, spacious and has a lot of light. It is on the 1st floor and is south facing. There is plenty of clothes space with a massive wardrobe with hanging space and big drawers. Capacity: 1 Rates: 225.00 Weekly / 850.00 Monthly House Rules: 1. Room-fee must be paid in advance and must have cleared in my account 3 days before arrival and by day of arrival at latest UNLESS we have reached an alternative agreement 2. No smoking in house ( can outside in the courtyard or garden w ashtray which you must empty after use ) 3. No shoes to be worn in house 4. Leave common parts ( kitchen and bathroom and their parts eg floors, oven, shower and toilet ) as you found them. 5. If staying over 10 days please help by taking out kitchen and bathroom rubbish to the bins. Guest is responsible for disposing of their own rubbish 5. make a fair and reasonable contribution to shared items eg toilet rolls, washing up liquid etc etc. 6. Please use liquid detergent in washing machine so pipes dont get blocked 7. Please be mindful of house security when leaving if no-one is in. 8. Any loss and/or damage caused by guests must be paid for 9. I will provide fresh bed linen and towels. 10. Guests staying over 10 days will also have to change their beds themselves and clean their rooms once per week 11. Where appropriate there will be an extra charge of £10 per week for cleaning of the guest's room and/or common parts ie floors, hallway, stairs, landing, windows, doors and washing the bed linen and towels and for miscellaneous items. PS: I am very busy and I dont have the time to do ALL the cleaning and I dont want to be hassling guests about it . T'is a matter of common sense really... I need the house to be clean and tidy as I have (legal) clients who come here. Any guest not being fair and reasonable will be asked to leave and will be refunded having deducted the nightly cost ( £35 ) of the room for the number of nights they have stayed here ( eg if they have stayed 10 nights, £350 will be deducted from the price paid regardless of whether they paid for 10 nights or 30 nights at a reduced nightly rate ) Local Amenities: Tennis, Gym, Swimming, Library, Shopping Centre, Sports Arena, Fishing, Local Bus Stop, Hospital, Park, Bowling, Cinema, Museum, Health Club, Restaurant, Local Train Station, Airport
