A bright and cosy double/single room is available in a well-kept, welcoming 2-bedroom flat. The flat is shared with one other person - a working professional, so the place is typically nice and quiet.
The room is newly furnished, complete with a wardrobe, desk and single bed, so you can arrive with just your suitcase. Clean sheets and towels are provided weekly, so all the little essentials are taken care of. The bathroom and living area are shared, offering a relaxed and sociable atmosphere — ideal for those new to the UK who appreciate a warm and homely environment.
Situated close to local shops and everyday amenities, the location is practical, safe, and easy to navigate, and great for those still finding their feet in a new city. With only a 22 minute commute into central London.

House Rules:
We want this to feel like a happy home for everyone, so we kindly ask all guests to respect the following:
1. No pets
2. No overnight guests or parties
3. Quiet hours after 10pm — please be mindful of noise levels, including door slamming and loud phone calls in shared areas
4. Shared spaces (kitchen, bathroom, living room) should be kept clean and tidy after use — please wash up and put dishes away promptly
5. Energy use — please switch off lights, heating, and appliances when not in use
6. Laundry — Laundry is included in the booking price. However, please note we request one load permitted per five nights; please do not overload the machine with large items without checking first.
7. Room care — please keep your room clean and in good condition throughout your stay
8. Supplies — guests are kindly asked to provide their own toiletries, and cleaning products for personal use. We will provide cleaning products for communal spaces.
9. Kitchen use is welcome for light cooking, but please limit time to under 2 hours, particularly during dinner time. The kitchen is for cooking and eating only. Only designated cupboards and appliances are available for guest use — these will be clearly marked upon arrival. Appliances available to guests include the kettle, microwave, and cooker (light cooking only). All other cupboards and appliances throughout the home are private and not to be accessed during your stay.
Please note that I have a severe shellfish allergy. As such, shellfish are strictly not permitted to be cooked, stored, or brought into the home at any time. I kindly ask that all guests respect this for the health and safety of everyone in the household.
10. Damage and Bond deduction - Any damage to the property or furnishings, beyond normal wear and tear, will be repaired or replaced at the guest’s expense.
11. Scheduled Check-ins for long-stays: Both parties agree to set a specific time each month to discuss any concerns, questions, or issues related to the living arrangement. This provides a regular opportunity for open communication in a respectful environment. During these check-ins, each party will have an equal chance to express their perspective without interruption. Issues will be addressed calmly and respectfully to find solutions that work for both parties.
12. Payment Terms - Homestay requires a 25% advance payment of the total amount. The rest of the balance for stays of two to three months or shorter is due upon arrival. For longer stays, the rent must be paid in cash at the start of each month. Failure to adhere to this policy will result in the cancellation of the booking. If the guest decides to leave before the departure day or in the middle of the month, no refund will be given for the remainder of the month.
13. Owner’s Right to Terminate: The owner reserves the right to cancel the agreement at any time. The owner will provide reasonable notice to the guest to find alternative accommodations, and the specific timeframe will be discussed to ensure a fair and respectful transition.
14.Expenses and Responsibilities, Included Bills - For longer stays, the monthly rent includes all bills, which include utilities and services, as long as they are used responsibly. Any overage will incur additional charges.
