(The bed on the photo is a KING bed, which makes the room look smaller on the photos than it actually is.) **TO ONE PERSON ONLY** Capacity: 1 Rates: Weekly / 1250.00 Monthly House Rules: Lease: Please note that a lease agreement must be signed prior to booking. Proof of identity and references will also be required. Payment: Please note that we require our guests to pay the deposit equal to TWO LAST MONTHS' of the booking total to us at the time of booking to hold your room (on top of the service fee paid to Homestay.com). If agreed, this payment can be split in two parts, with 50% (One month's rent) paid at the time of the booking, and the rest (50%) to be paid on the move-in date together with the first month's pay. The following payment methods will be acceptable: e-transfer (preferred), or Paypal. Cancellation Policy: Guests are asked to provide at least 70 days’ notice for any cancellation. Cancellations made 70 days or more prior to the scheduled move-in date will receive a refund of the two-month rent deposit, minus a $50 administrative fee. Cancellations made less than 70 days before the move-in date are not refundable, meaning the rental deposit of two months’ rent will be retained in full. In the unlikely event that we need to cancel your booking after the deposit has been paid, we will provide a full refund of the two-month rent deposit. We cannot refund the booking fee paid to Homestay is non-refundable, as this fee is not received by us. HOMESTAY RULES: > No smoking of any kind (tobacco or marijuana) or vaping > You will be responsible for cleaning your room and washroom, and for sharing cleaning of the common areas of the house with other tenant(s) and/or the owner > This is a quiet household.
