Public transport nearby and lots of free parking Capacity: 2 Rates: 540.00 Weekly / 2200.00 Monthly House Rules: HOUSE RULES: Most of this guide is based on respect, safety and common sense and most of my guests do most of these things already without reminders. However, these guidelines are all based on past experiences, and for some guests, these instructions may be necessary. It is YOUR responsibility to read the house rules before booking. A confirmed booking is a contract and means you agreed to the following: * RESPECT! * SAFETY! * HYGIENE! BOOKINGS: * A booking means you read and accepted the house rules. * You abide by the policy and conditions, including being verified with a Government ID. * All guests need to be listed in the booking. * Bookings are paid upfront. CHECK-INS: * Please advise of your arrival time in advance (within check-in times), so that I can plan my time to be home to receive you. Good communication is the key! * Check-ins are after 5 pm and before 9 pm. Check-out is before 1 pm. * No early check-ins or late check-outs, without pre-approval QUIET TIME: * You are lent a key and are free to go out at your leisure but it's quiet time between 10.30 pm to 7.30 am. * No loud noises or use of the kitchen during quiet time. * It's likely to be other guests in the home, who may need to get up early. Be respectful and considerate! SAFETY: * No smoking or drugs on the property. * No illegal activities in the house, including on the internet. * No visitors or unregistered guests. * Respect other residents and do not go into other people's bedrooms! HYGIENE: * This is a no-shoes house for hygienic reasons. Hotel slippers to use during your stay and a shoe rack are provided. * This is a house for adults only, so please clean and tidy up after yourself. Leave shared areas, such as the kitchen and shared bathroom, clean after use and ready for the next person. FOOD: * Breakfast starts at 7.30 am and ends at 10 am. It consists of tea, coffee, bread, cereals, milk, jams and spreads. * Please do not eat the host's or other guests' food. You will be charged extra if you do. * You can use the microwave to warm up a meal or for some minor cooking. * No food or meals in bedrooms for hygienic reasons and to prevent pests. The drinks are OK. WASHING & DRYING: * If you stay over 5 days, you can use the washer. UTILITIES: * Utilities are very expensive in Australia. Please be considerate of the environment and costs when using electricity, gas and water. * Turn off all lights, air conditioners and appliances when not in use and when going out. MISSING ITEMS & DAMAGES * Breakages and damages, will incur charges, as well as missing items at end of the lease, including keys. * Food, crockery, cutlery, slippers and toiletries provided during your stay are not to be taken away when you leave. You are welcome to borrow books to read, but they are not to be taken out of the home. LEGALITIES: * You are renting a bedroom and bathroom, not a full home. * If you leave but the room is still occupied with your belongings you are liable for its payment. * Please do not book if you have serious physical or mental health issues that might not be catered for in a normal family home environment. * If you are disrespectful and inconsiderate towards the host or other guests or continue to break the house rules you will be asked to leave.
